My rates will go up 20% in 2025. I kept them low for 2 years to build up bookings and get good reviews. I give regulars special deals. I gave a free week to flood victims and a week to my cleaner’s family. Herbie got a 100% discount as well. 1/3 of my bookings are owner bookings which don’t help pay the bills much. But if you google “Red Leaf Cabin” my site comes up first. That is important. I am all about marketing. Profit will be the goal for 2025. What's an owner booking? When I reserve it myself, no fees.

When I reserve it myself, no fees. Why would you reserve it at all, if you have a private booking just mark it as booked? Evolve is my management company. Reserving it is the same as marking it as booked. The cleaners need to know when to clean. When former guests contact me looking for a deal, I reserve the days myself and the end result is 50% savings for my regulars. However, I do not have recourse should anything go wrong. There would be no insurance for damages for example. In 2 years, I have not had anyone damage anything which would have required me to make a claim though.

North Carolina Sales Tax: 7.75% of the listing price including any cleaning and guest fees for reservations less than 90 nights. The State imposes both a statewide 4.75% tax and a local 3% tax from the county. As far as property tax Macon County has a tax rate of $0.40 per $100 of assessed value. This ranks Macon County 96th of 100 counties in North Carolina for County property tax rates. The average County tax rate in North Carolina is $0.666 per $100 of assessed value
